 Our beautiful
5
bedroom villa is positioned on one
of the premium plots of the Tuscan Ridge development with frontage of
over 150 feet, twice the standard size, giving additional privacy. It is
a large villa of 5 bedrooms 3.5 bathrooms covering over 3000 sq. feet of
living space, tastefully decorated to the highest standards.
Set in an ideal
location, Tuscan Ridge is located on Highway 27 and within 10 minutes
drive of Walt Disney World and many more
of Orlando's world famous attractions. The excellent
road system means the Gulf coast beaches can be reached in 90
minutes, the Kennedy space center and East coast beaches in 60 minutes,
and the airports in 35 minutes for Orlando and 60 minutes for Sanford.
You'll be able to
relax around our large southwest 26 by 13 foot pool, but should the Florida sunshine
become too much, you can either retire
under the covered Lanai with
its cooling ceiling fans or go inside
the villa where all the
rooms are kept at a cool and constant temperature.
If you like a
round of Golf you'll be ideally positioned staying at our villa.
There are over 20 courses to
be found within a 20 mile radius including the award winning Southern Dunes,
Highlands Reserve and the Greg
Norman designed Champions gate courses.

Our villa has a
large open plan seating area called the Great room. A luxurious 3-piece
suite allows the whole family to sit down together at the end of each action packed
day, and should 5 bedrooms not be enough for you, one of the sofas can easily be
pulled out to make a queen sized bed.
French patio doors allow direct access out onto the pool deck
as well as providing a great view. To help keep
everyone entertained you will find a large screen cable TV, while ceiling
fans ensure you keep cool as you relax.

The large modern fully fitted kitchen comes
complete with every modern convenience, including a cooker,
microwave, fridge, freezer, automatic ice machine, dishwasher, toaster,
kettle and coffee machine. There is a large breakfast bar with enough seating for two people.
Should
you wish to do any laundry, we have a washing machine, tumble drier, iron
and ironing board located in the rear of the garage (now converted into a
games room complete with pool table and football table) which can be accessed
from inside the home. All bed linen and towels are provided for
your needs.
The
Kitchen has a telephone from which all international calls to anywhere in the world are
FREE. Local calls
are also free while all other calls can be paid for using most telephone cards (sold in most large retail
stores).

This spacious room houses a
large glass dining table and seats 6 people, ideal for both formal
and casual dining. Patio doors give you a great view out over the pool
deck as well as letting in lots of light.
As well as
the separate dining room, the breakfast nook next to the kitchen overlooks
the pool and houses an additional table and 4 chairs, providing further
flexibility to all dining requirements.

 The
villa contains five large bedrooms allowing up
to 10 adults to sleep comfortably.
Two of the bedrooms are
near identical master suites, one is a double, and two are twin bedrooms. Both master bedrooms have a large
Queen sized bed, cable television, DVD player, ceiling fan, hairdryer, and clock
radios, as well as each having a luxury en-suite bathroom complete with a
large walk-in Shower and
a roman tub/bath.
The first
master bedroom has no shortage of storage space with
a large walk-in closet, while additional luxuries include a Internet ready
PC and your own private access via patio doors out onto the pool deck.
The
second master bedroom has ample storage space provided by a large built-in
closet and drawers.
Bedroom 5
is located at the front of the house and has a large double bed, while
bedrooms three and four each contain two single beds. Located conveniently in-between the two
twin rooms is the homes third bathroom complete with a bath / shower unit.
All three bedrooms have a built-in closet and drawers providing plenty of storage space.
 
If
you still need to squeeze in a couple more people, there is a Queen sized
sofa bed located in the Great Room. All the bedding is provided and the
beds are made with clean bedding before your arrival. Extra bedding is
provided should you need it.
The villa has air-conditioning throughout, so will remain at a consistent cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

 Our villa has its own private
southwest facing 13 by 26 foot pool and is surrounded by an oversized floodlit
patio furnished with chairs, a table, and sun lounges, which allows you to
enjoy the sunshine from sunrise to sunset. Our villa has a covered lanai, with
additional ceiling fans, should you prefer some shade while sitting or eating
by the pool. The pool can be fully heated at an additional daily charge. There
is also a toilet that can be accessed straight from the pool area to avoid a
walk through the villa to reach one of the bathrooms.
The pool deck is fully screened which
helps keep the pool clean and the wildlife out, and it does not affect your
tan in anyway. Our management company services the pool weekly in order to
keep it to the highest standards, and a pool cover is available to help keep
the water heated when not in use.
A pool alarm is fitted to provide
additional piece of mind should young children be staying at the villa.

to the highest of standards both internally and externally. They will be available to sort out any problems during office hours and deal

You will find a complete folder of
information in the villa on your arrival. There is also a phone
available that will allow you to make free local calls and other calls
can be paid for using most credit cards.
Cots, high chairs and BBQs can
be obtained at a small charge from our management company. You will be
required to pay a security deposit of $250 on arrival, which will be
refunded within 28 days of your return if the
management company reports that all is well. The Villa is strictly no
smoking inside but smoking is allowed on the pool deck.
The management company is able to provide tickets for
most attractions as well as other services that include greet and
meet at Orlando airport, Mid Stay Cleaning and Welcome Packs. Details
and prices of these can be provided on application.
